Hampton Hall Club: What You Are Actually Buying Into

Behind the gate are 1,100 acres, a Pete Dye golf course, a full country club, and three genuinely different home types. Most buyers do not realize how different until they have already searched in the wrong direction.

Hampton Hall is one of those communities where the gate tells you that you have arrived somewhere, but it does not tell you where. Behind it are 1,100 acres, a Pete Dye golf course, a full country club, and nearly a thousand home sites. That includes a small collection of cottages that rarely come to market, a set of maintenance-free townhomes, and a broad range of custom single-family homes that define most of what people picture when they hear the name. Understanding what you are actually choosing between here matters more than most buyers expect.

A Country Club Community Built to Last

Hampton Hall was developed by Toll Brothers alongside the same team that built Berkeley Hall, Belfair, and Colleton River, which explains why it carries more finish quality and amenity depth than its Bluffton address might suggest. It sits in the Buckwalter corridor, about eight miles from Hilton Head Island, five minutes from Historic Downtown Bluffton, and roughly twenty minutes from Savannah. Three gated entrances, 24-hour security, and a community designed from the ground up around private club living.

The golf course is a Pete Dye signature design with six tee sets running from 4,454 to 7,503 yards, built for players of every level. But Hampton Hall is genuinely for non-golfers as well. Two pools, a 14,000-square-foot fitness center, tennis, pickleball, bocce, two restaurants, a spa, and an active social calendar mean that plenty of residents never set foot on the course. Social membership is required for all buyers. Golf membership is optional and separate.

Hampton Hall skews toward full-time and near-full-time residents. It is not a rental community. The streets are quieter than you would expect for a development this size. The demographic is established, the neighbors are known quantities, and the POA functions the way it is supposed to. For buyers thinking about what a community will look and feel like a decade from now, that consistency is worth weighing.

The Three Home Types  ·  What You Are Choosing Between

The Same Community. Three Very Different Products.

The community has 949 home sites, but they fall into three genuinely different products. Most buyers do not realize how different until they have already narrowed their search in the wrong direction.

Entry Tier  ·  29 Total in the Community

Golf Cottages

The most accessible price point in the community

Twenty-nine cottages in the entire community. That number is fixed and will never grow. They are detached, single-story homes — not condos or attached units — typically configured as two bedrooms and two bathrooms with open great rooms, beamed ceilings, fireplaces, and built-in bookshelves. Most sit along a quiet road corridor near the golf course, with wooded preserve and Rose Dhu Creek views. Many are offered fully furnished and ready to use on day one. When one comes to market it tends to move quickly, which reflects how rarely they appear rather than any exceptional quality relative to the other home types. The regime for the cottage enclave handles exterior upkeep, making these genuinely low-obligation to own.

1,400 to 1,800 sq ft Typical size
2 BR / 2 BA Standard config
Wooded / Creek Typical view
Who this is for Second-home buyers, seasonal residents, or retirees who want Hampton Hall membership at its lowest price point without the responsibilities of a large home. The scarcity, not the square footage, is the value story here.
Mid Tier  ·  88 Total in the Community

Carriage Homes

Mid-range ownership  ·  Priced between the cottages and the custom homes

Attached townhome-style units built by Toll Brothers in several named floor plans. The Addison is the most requested, featuring a first-floor owner's suite, open great room, dedicated office, and screened lanai. The Berkeley offers a corner-lot configuration with more natural light and additional privacy. Units run 2,250 to 2,700 square feet with three bedrooms and 2.5 baths. Exterior maintenance including roofing, stucco, gutters, and landscaping falls under the regime, so owners are not chasing contractors. End units carry a meaningful premium over middle units because of additional windows and separation from neighbors.

2,250 to 2,700 sq ft Typical size
3 BR / 2.5 BA Standard config
Regime Exterior Maintenance model
Who this is for Active retirees and downsizers who want meaningful square footage, a first-floor owner's suite, and a predictable ownership cost without the demands of a large lot. Not the right fit if a private pool is a requirement, as the footprint does not support it.
Premium Tier  ·  Majority of the Community

Custom Single-Family Homes

The community's premium tier  ·  Pricing reflects lot position, builder, and finish level

Fully detached homes on lots of one-third to one-half acre, with golf course, lagoon, or wooded preserve views depending on lot position. Sizes run from roughly 2,500 square feet for older Toll Brothers builds up to over 5,000 square feet for larger custom construction. Builders across the community include H2 Builders, Randy Jeffcoat Builders, Tom Peoples Custom Homes, and others, so quality and finish level vary considerably. Two homes at similar price points can represent very different products depending on age, builder, and renovation history. Golf-front and lagoon-front lots carry premiums over equivalent wooded-view properties. A small number of vacant lots remain available for custom builds, but the community is effectively built out.

2,500 to 5,000+ sq ft Typical size
3 to 5 BR Configuration range
Golf, Lagoon, Wooded View options
Who this is for Primary residents, serious golfers, families, and buyers who want a private pool and the outdoor living infrastructure that Hampton Hall does best. Lot position matters as much as the house itself, and a conversation before you start searching here is worth having.

Frequently Asked Questions

What Buyers Ask Most About Hampton Hall

What types of homes are available in Hampton Hall?
Three distinct types: Golf Cottages (29 total), Carriage Homes (88 total), and custom single-family homes. The price gap between a Golf Cottage and a top-tier single-family estate can exceed a million dollars. They are not different ends of the same market. They are different products suited to different lives.
Is there a mandatory membership fee on top of the purchase price?
Yes. All buyers are required to join Hampton Hall Club with a social membership, which carries a one-time initiation fee plus a capital fund contribution. Annual POA dues apply separately. Golf membership is optional. Fees are subject to change — verify current amounts with Hampton Hall Club before closing. Factor all of these into your total acquisition budget before falling in love with a listing.
Are Golf Cottages actually detached homes, or attached like the Carriage Homes?
Detached. Despite their compact size and cottage character, Golf Cottages are standalone single-story homes, not condos or townhomes. That distinction matters for privacy, resale, and financing options.
What is the difference between a Carriage Home and a Golf Cottage in Hampton Hall?
Golf Cottages are detached single-story homes with two bedrooms, typically 1,400 to 1,800 square feet, and represent the most affordable and most scarce product in the community. Carriage Homes are attached townhome-style units with three bedrooms and up to 2,700 square feet, typically including a first-floor owner's suite with exterior maintenance managed by the regime. Both offer low-maintenance ownership, but they serve different buyer profiles at different price points.
Is Hampton Hall a good community for full-time residents?
Yes. Hampton Hall skews heavily toward full-time and near-full-time residents rather than vacation renters. The community has an active social calendar, a well-run POA, 24-hour gated security, and proximity to Bluffton's top private and public schools including Cross Schools and Hilton Head Christian Academy. It is well-suited to primary residence buyers of all ages and stages.
How far is Hampton Hall from Hilton Head Island?
Hampton Hall is approximately eight miles from Hilton Head Island, roughly a 15-minute drive. It is also about five minutes from Historic Downtown Bluffton and approximately 20 minutes from Savannah, Georgia.
Is the golf membership required at Hampton Hall?
No. Social membership is required for all buyers, but golf membership is separate and optional. Many residents never golf at all. The amenity package, fitness center, pools, tennis, pickleball, trails, and two restaurants stand on their own without the golf component.
Are there any lots left to build on in Hampton Hall?
A small number of vacant lots remain available, but the community is effectively built out. Buyers interested in custom construction should inquire early, as remaining inventory is limited and unlikely to be replenished. The bounded supply is part of what supports long-term property values here.

Hampton Hall is a community where the details matter more than the listing price suggests.

Lot position, builder, view corridor, renovation history, POA and regime specifics — these are the things that separate a good purchase from a great one. If you are trying to figure out whether a specific property makes sense, or where to start your search here, that is what I am here for.
