Behind it are 1,100 acres, a Pete Dye golf course, a full country club, and nearly a thousand home sites. That includes a small collection of cottages that rarely come to market, a set of maintenance-free townhomes, and a broad range of custom single-family homes that define most of what people picture when they hear the name. Understanding what you are actually choosing between here matters more than most buyers expect.

View Market Report ↗Hampton Hall was developed by Toll Brothers alongside the same team that built Berkeley Hall, Belfair, and Colleton River, which explains why it carries more finish quality and amenity depth than its Bluffton address might suggest. It sits in the Buckwalter corridor, about eight miles from Hilton Head Island, five minutes from Historic Downtown Bluffton, and roughly twenty minutes from Savannah. Three gated entrances, 24-hour security, and a community designed from the ground up around private club living.
The golf course is a Pete Dye signature design with six tee sets running from 4,454 to 7,503 yards, built for players of every level. But Hampton Hall is genuinely for non-golfers as well. Two pools, a 14,000-square-foot fitness center, tennis, pickleball, bocce, two restaurants, a spa, and an active social calendar mean that plenty of residents never set foot on the course. Social membership is required for all buyers. Golf membership is optional and separate.
Hampton Hall skews toward full-time and near-full-time residents. It is not a rental community. The streets are quieter than you would expect for a development this size. The demographic is established, the neighbors are known quantities, and the POA functions the way it is supposed to. For buyers thinking about what a community will look and feel like a decade from now, that consistency is worth weighing.

Golf Cottages
The most accessible price point in the community
Twenty-nine cottages in the entire community. That number is fixed and will never grow. They are detached, single-story homes — not condos or attached units — typically configured as two bedrooms and two bathrooms with open great rooms, beamed ceilings, fireplaces, and built-in bookshelves. Most sit along a quiet road corridor near the golf course, with wooded preserve and Rose Dhu Creek views. Many are offered fully furnished and ready to use on day one. When one comes to market it tends to move quickly, which reflects how rarely they appear rather than any exceptional quality relative to the other home types. The regime for the cottage enclave handles exterior upkeep, making these genuinely low-obligation to own.
Carriage Homes
Mid-range ownership · Priced between the cottages and the custom homes
Attached townhome-style units built by Toll Brothers in several named floor plans. The Addison is the most requested, featuring a first-floor owner's suite, open great room, dedicated office, and screened lanai. The Berkeley offers a corner-lot configuration with more natural light and additional privacy. Units run 2,250 to 2,700 square feet with three bedrooms and 2.5 baths. Exterior maintenance including roofing, stucco, gutters, and landscaping falls under the regime, so owners are not chasing contractors. End units carry a meaningful premium over middle units because of additional windows and separation from neighbors.
Custom Single-Family Homes
The community's premium tier · Pricing reflects lot position, builder, and finish level
Fully detached homes on lots of one-third to one-half acre, with golf course, lagoon, or wooded preserve views depending on lot position. Sizes run from roughly 2,500 square feet for older Toll Brothers builds up to over 5,000 square feet for larger custom construction. Builders across the community include H2 Builders, Randy Jeffcoat Builders, Tom Peoples Custom Homes, and others, so quality and finish level vary considerably. Two homes at similar price points can represent very different products depending on age, builder, and renovation history. Golf-front and lagoon-front lots carry premiums over equivalent wooded-view properties. A small number of vacant lots remain available for custom builds, but the community is effectively built out.
