Neighborhood Guide · Hilton Head Island, SC
Most people meet Hilton Head from the south end. The beach towels, the bike rentals, the lighthouse. Hilton Head Plantation is the other island. It sits at the top of the map, where the land runs out into Port Royal Sound and the Intracoastal bends around the west side along Skull Creek. The live oaks are older here, the streets are quieter, and the people driving past you on the parkway actually live here.
It is the island's second largest gated community, and it was planned as a residential place from the start, not a resort with houses attached. That one fact shapes almost everything about owning property here: the pace, the rental rules, and the way the amenities get used. Four golf clubs, a walking beach on the sound, a deep-water marina, and two protected conservancies sit inside the same gates, and most of what you use day to day comes with ownership rather than a club membership.

Location is the quiet advantage. Hilton Head Plantation is one of the closest gated communities on the island to the bridges, so Bluffton, Hilton Head Island Airport, and the drive to Savannah are all easier from here than from the south end. The main gate is off William Hilton Parkway, and a second gate opens onto Squire Pope Road near the Country Club of Hilton Head. Security is staffed around the clock, and guests enter on a pass from a property owner.
Inside, the plantation is shaped by water. Port Royal Sound frames the north shore. Skull Creek, part of the Intracoastal Waterway, runs along the west. In between are lagoons, freshwater lakes, maritime forest, and miles of leisure trails connecting the neighborhoods to the recreation areas.
What it is not: oceanfront, or a vacation rental market. The beach here is on the sound, and the Atlantic is a short drive. Short-term rentals are restricted by the Property Owners Association, which is a large part of why the plantation feels the way it does on a Tuesday in February.

The Amenities
The golf clubs are run independently, so membership is optional and separate from ownership. Verify current membership options directly with each club.
What Sets Hilton Head Plantation Apart
Most communities give you one club and one culture. Here there are four, each run on its own terms. Choose the one that fits how you play, or none at all.
Dolphin Head is a walking beach, not a resort beach. At low tide the sound pulls back and you can walk a long way with the dolphins working the shallows.
Skull Creek Marina and the deep-water frontage on the Intracoastal put you out on the sound and toward the Atlantic quickly, without working your way around the island.
Rental restrictions keep weekly turnover out and the streets quiet. The amenities are used by the people who own here, which changes the feel of the whole place.
Property in Hilton Head Plantation
Hilton Head Plantation is not one market. The setting drives value far more than the square footage does, and the range runs from some of the north end's most accessible gated villas to estate-scale property on deep water.
At the premium tier is Ribaut Island, a private enclave within the plantation surrounded by marsh and deep water, along with the Skull Creek frontage at Seabrook Landing and Grandview Court, where wide views run across the Intracoastal to Pinckney Island and private docks are possible. Just below that sit properties near Dolphin Head and the north shore with Port Royal Sound views, and golf course settings along all four clubs, where lagoon and fairway combinations are the most sought after.
The mid-range is the heart of the plantation: single-family properties on wooded streets and cul-de-sacs near Spring Lake, many of them Lowcountry designs from the community's earlier decades with room to renovate. The most accessible way in is a villa, in communities such as the Village of Skull Creek and Mariners Point, often with water views and a lighter maintenance load.
Vacant lots are limited because the plantation is largely built out, so many buyers who want a newer property choose a well-placed existing one and renovate through the POA's architectural review process.

Frequently Asked Questions
Hilton Head Plantation sits on the north end of Hilton Head Island, bordered by Port Royal Sound to the north and Skull Creek on the Intracoastal Waterway to the west. The main gate is off William Hilton Parkway (US 278) and a second gate opens onto Squire Pope Road. It is one of the closest gated communities on the island to the bridges, which keeps Bluffton, Hilton Head Island Airport, and the drive to Savannah within easy reach.
Hilton Head Plantation was planned as a residential community rather than a resort. It combines four independently run golf clubs, a walking beach on Port Royal Sound, a deep-water marina on the Intracoastal, two nature conservancies, and POA-owned recreation facilities, all behind 24-hour gated security and with short-term rentals restricted.
No. Dolphin Head Golf Club, Bear Creek Golf Club, Oyster Reef Golf Club, and The Country Club of Hilton Head each operate independently with their own membership structures. Owning property in Hilton Head Plantation does not require a golf membership and does not automatically include one. Verify current membership options directly with each club.
Single-family homes make up most of the inventory, along with villas and condominiums and a limited number of vacant lots. Settings range from deep-water property on Skull Creek and Ribaut Island to Port Royal Sound views, golf course frontage, lagoon views, and wooded interior streets.
Yes, on Port Royal Sound. The Dolphin Head Recreation Area gives property owners a sandy walking beach, a park, and a pavilion on the sound. Hilton Head Plantation is not on the Atlantic oceanfront, and the island's public Atlantic beaches are a short drive away.
Short-term rentals are restricted, and it has been reported that rentals shorter than six months are not permitted. That makes Hilton Head Plantation a poor fit for vacation rental income and a strong fit for owners who want a residential setting without weekly turnover. Confirm current leasing rules directly with the Hilton Head Plantation Property Owners Association before you buy.
Yes. Skull Creek Marina sits inside Hilton Head Plantation on the Intracoastal Waterway, with deep-water access to Port Royal Sound and the Atlantic. Slips have been structured as long-term leaseholds rather than fee simple ownership, so review the terms carefully. Some deep-water properties on Skull Creek and Ribaut Island also have private docks.
A limited number. Hilton Head Plantation is largely built out, so vacant lots come up less often than in newer communities. Many buyers who want a newer property choose a well-located existing property and renovate. All new construction and exterior changes go through the POA's architectural review process.
Hilton Head Plantation is four thousand acres of very different streets. The right one is easier to find with someone who knows them.
